Rental Policies
Rental & Reservation Policies
Deposit Guarantee: All reservations require a 10% advance deposit at the time of booking, paid by credit card or check. Waterstone Resorts accepts Visa, MasterCard, American Express, and Discover. Please make all checks payable to Waterstone Resorts, with a notation of your reservation folio number on your check. Receipt of deposit indicates acceptance of this reservation confirmation agreement and all the terms and conditions contained herein.
Final Payment Requirements: Final payment is due thirty (30) days prior to arrival for stays of twenty-six (26) nights or less and sixty (60) days prior to arrival for stays of twenty-seven (27) nights or longer. Final payment should be made payable to Waterstone Resorts, via check, please note your reservation folio number on your check. Wire transfers are accepted, payments must be in US funds. Guests are responsible for all wire transfer fees. Failure to make final payment in a timely manner may result in the cancellation of reservation and forfeiture of all prepaid funds. Final payment is non-refundable unless the property is rebooked for the same dates at the same rental rate. Refunds or adjustments cannot be made for late arrival or early departure.

Plan is available and recommended for purchase; and may offer protection in the event of a cancellation.
Cancellation Policy: Cancellation during any time period will always result in a loss of 10% of the advance deposit, in addition to an administrative fee of $50.00, plus applicable sales taxes. Cancellation within 90 days of arrival will forfeit all monies paid. Waterstone Resorts will retain all prepaid funds should cancellation occur after final payment is made, unless the property is rebooked for the same dates at the same rental rate. Guest requests for date changes or changes in rental accommodations may incur the same or similar fee as a cancellation.
Check–In: Check in time is after 4:00 P.M. Please note: After hours check in information is located on your confirmation. Earlier arrival times may be arranged for an additional charge if property is available.
Check–Out: Check out time is at 10:00 A.M. Extended check out times may be arranged for an additional charge if property is available. All keys, access cards, and garage or gate openers, provided to the guest must be returned to the Check-In office upon departure. If the guest fails to return the above items, a $25.00 retrieval fee will be charged to the credit card on file or the cost of replacing these items.
Age Requirements: Guests must be 25 years of age or older to reserve a rental property. An adult, 25 years of age or older, must occupy the rental property the entire term of the reservation. Chaperoned groups are prohibited. Reservations obtained under false pretense will be subject to forfeiture of all monies paid.
Property Requirements: While this residence conforms to the minimum furnishing requirements of Waterstone Resorts, all residences are decorated and furnished by the individual owner. Neither Waterstone Resorts, nor the owner shall be responsible for providing any additional furnishings or equipment not available and not presently existing in the unit at the time of the reservation booking. All other items shall be the sole responsibility of the guest. Guest hereby acknowledge that there will not be refunds for any inoperable appliances, to include by way of example only, television, air conditioner, hot tub, or pool. Waterstone Resorts agrees that upon notification by the guest of any malfunction, Waterstone Resorts shall make every reasonable effort to have such malfunction promptly repaired.
Property Association Requirements: If applicable, this agreement is subject to the approval, rules, and regulations of the Property Association, of which the owner is a member. The guest agrees to all Association rules and regulations, and to pay fees applicable for their subsequent approval. If Association does not accept or approve guest, this agreement shall be cancelled, and all rental monies shall be refunded.
Occupancy: Guest agrees to abide by the maximum occupancy requirements of the premise. Breech of the maximum occupancy requirements may result in termination of this agreement. Guests may be asked to vacate the property and will be subject to forfeiture of all monies paid.
Entry of Premises: Waterstone Resorts or its assignees may enter residence during regular business hours for the normal management of residence with verbal notice to the guest. In case of emergency, Waterstone Resorts may enter the residence at any time. If property is listed for sale, owner’s agent may show the property with 24-hour verbal notice.
Parking: Motor homes, boat trailers, travel trailers, jet skis, ect., are not allowed at any rental property. Please make arrangements for storage prior to arrival.
Pets: Pets are not permitted in most rental properties unless specifically authorized. Any breech of this policy will result in termination of this agreement including possible eviction from the property and forfeiture of any monies paid, with an additional non-refundable pet fee of no less than $250.00 charged to the credit card on file for your reservation.
Pools and Hot Tubs: Any pool located at an individual home may incur additional utility charges for heating the pool, including all applicable sales tax. The charges shall be prorated and billed to your credit card on file after receipt of the utility company invoice. Association or community pools heating are not the responsibility of the guest or Waterstone Resorts.
Non-Smoking Accommodations: As a courtesy to all of our guests, smoking is not permitted in any Waterstone Resorts accommodation. Should smoking occur inside a rental property, guest will be responsible for the cost to return the accommodation to its original condition.
Rate Changes: Rates are subjected to change without notice.
Substitution of Accommodations: In certain circumstances beyond our control it may be necessary to change the rental property originally reserved. Waterstone Resorts reserves the right to substitute alternate accommodations accordingly. Waterstone Resorts will make every effort to provide a comparable; however, we cannot guarantee the confirmed rate in these instances. Although we do everything possible to create a pleasant vacation experience, neither Waterstone Resorts, nor the property owner is liable for any damages or inconvenience.
Telephone Use: Local service is provided at no charge.
Valuables: Neither Waterstone Resorts nor the property homeowners are liable for loss of personal valuables.
Indemnification of Agent by Guest: Waterstone Resorts shall not be liable to any guest or to any other party for damages to property or the injury to persons upon the premises from any cause whatsoever including defects in the premises or otherwise. Guests shall indemnify and hold harmless Waterstone Resorts from and against all liabilities, claims, expenses, fees, loss of use, and actions of any kind arising from the guest’s use and occupancy of the premises.
Governing Law: This agreement shall be governed and enforced according to the laws of the state of Florida.
Entire Agreement: This agreement contains the entire agreement of the parties. It may not be changed orally, but only by an agreement in writing signed by the party against who enforcement of any waiver, change, modification, extension, or discharge is sought. The guest cannot assign or transfer this Agreement.
On-line Booking & Information: The information provided on-line, although deemed accurate, is not guaranteed, and may be subject to errors, omissions, change of price, or withdrawal without notice.
